2. WE ARRANGE AN APPOINTMENT

We listen to your needs and preferences, we inform you how we work and we value the house doing a market study to see the best way to monetize the house.

3. ADVICE AND LEGAL REGISTRATION

We will be by your side to guide and assist you meet the requirements to legalize the housing and to prepare it for tourist use, as well as registering the tourist accommodation in Andalusia and so we get the registration code necessary to advertise the property on the different Internet portals.

4. PROFESSIONAL PHOTOS OF YOUR PROPERTY

Once the apartment is legalized and ready for tourist rental, the next step is a professional photo shoot for your vacation apartment to show its best features and attract guests.

5. WE PUBLISH YOUR PROPERTY

We create and work on ads on different websites such as Airbnb, Homeaway, Booking and others in this sector, dedicated to rent holiday apartments. We make sure to provide very complete, truthful and attractive information in several languages and we continuously try to refine the profiles of the apartments to ensure the greatest number of reservations.

6.PROPERTY RESERVATIONS MANAGEMENT

One of our top priorities is an effective management of bookings and requests and a constant updating of the calendar on the different vacation rental platforms so as not to miss any booking opportunity and maximize profitability. We also check and pre-select if necessary guest profiles, because safety comes first.

7. CLEANING, STOCK AND BASIC MAINTENANCE MANAGEMENT

We fully manage cleaning, linen and laundry. We provide the necessary cleaning products and the replacement of amenities.

8. GUEST WELCOME AND REGISTRATION OF THE TRAVELERS’ DATA FOR THE POLICE REPORT

We welcome guests and have multilingual staff to assist them, we also explain the house rules and offer useful tourist information. The law requires to register each guest on a police website and fill in and send the guest’s passport or ID details. Likewise, the law requires that all these registration cards be kept in print for 3 years. We handle that management. We follow up the guest’s stay to make sure everything is going well.

  1. COLLECTION OF KEYS AND PROPERTY REVISION

On the departure day we check the house to make sure that nothing has been left on and that no damage or theft has occurred.

  1. INCOME MANAGEMENT

At the end of month we prepare a detailed earnings report and we transfer to the owner the total amount of income coming from all the property bookings by deducting the management fees (we charge 20% on the net produced and not on gross production).

Our tax advisor manages the compliance with tax obligations.
